Jane’s Places Ltd. Booking Terms and Conditions


The Agreement

1.1. The conditions of rental are between the guest and Jane’s Places. The contract is deemed to have been made once the guest has paid a deposit and the owner has dispatched a confirmation of booking. The guest must be over 18 years at the time of booking.


Booking and Payment

2.1. The person who makes a booking (the guest) will be responsible for all persons included in the booking and should ensure that they are aware of these terms & conditions. Jane’s Places reserves the right to decline any booking or refuse to hand over a key to any person who has not complied with these terms & conditions.

2.2. The guest agrees to pay the balance of the payment 30 (THIRTY) days before the holiday is due to start. Email reminders are sent, but delivery cannot be guaranteed. Where a guest fails to pay their balance by the due date the booking may be cancelled and the deposit retained.

2.3. Failure to pay the balance on the due date may result in us having to cancel your booking.

2.3. When you book, you accept responsibility for the full cost of the holiday even if you are prevented from coming due to unforeseen circumstances.

2.4. We advise you to take out cancellation insurance. Please let us know straight away if you have to cancel your booking so that we can release the property for re-letting. If we are able to re-let the property, we will only retain your deposit to cover costs. If we can’t re-let, you will be liable to pay the whole balance due.

2.5. We reserve the right to refuse any booking or cancel any bookings already made without further liability on our behalf.

2.6. For bookings made more than 60 (SIXTY) days before arrival, a deposit of 50% of the total cost of the holiday, is required. The balance is due 30 (THIRTY) days before the holiday commences. For bookings made less than 30 (THIRTY) days before arrival, the total amount is payable in full on booking.


Arrival/Departure

3.1. The properties (unless otherwise stated in the property details) are available for occupation from 3/5.00 pm on the first day of the holiday and must be vacated latest by 10.00 am on the last day.

3.2. Check-in time is 3/5 pm on the day of arrival – please help us by not arriving before then. Please also let us know if you will be arriving after 6 pm.

3.3. You do have an option for an additional fee, to request a later checkout or earlier check-in (up to 2 hours). Please ensure you have receipt of the payment and confirmation in writing to ensure your early check-in or late checkout.


Cancellation or changes by the guest.

4.1. Once the holiday is booked the guest has entered into a legally binding contract.

4.2. Once Jane’s Places has accepted a booking, alteration of dates, or changing to another property, can only be done by treating the original booking as a cancellation.

4.3. Jane’s Places reserves the right to refuse any booking and to cancel any bookings already made if the property is unavailable (e.g. through fire, flood, etc.) for any reason whatsoever. Jane’s Places shall be under no liability if such cancellation occurs. Note: in the unlikely event of a cancellation Jane’s Places will make every possible effort to secure alternative accommodation if required.

4.4. For bookings cancelled 60 (SIXTY) days or more before arrival, a 100% refund of the total cost of the holiday will be given.

4.5. For bookings cancelled 30 (THIRTY) days before the date of arrival, a 50% refund of the total cost of the holiday will be given.

4.6. Cancellations within 30 (THIRTY) days of the arrival date will not be given any refund and 100% of the total cost of the holiday must be paid. In the event, we are able to rebook your dates a 50% refund will be given.


Force Majeure

5.1. Jane’s Places cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authority, or any other event outside our control.


Other Conditions

6.1. The supervision of children, babies, pets and any adults requiring care remains the responsibility of the paying guest at all times. Please check before booking that pets are allowed on the property.

6.2. Guests agree to inform owners of any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. Guests should not remove any item from the property. The owner may ask for reasonable replacement costs.

6.3. Guests should not cause nuisance or annoyance to occupants of nearby property.

6.4. Guests should put all furniture etc. back to where it was at the beginning of the rental period.

6.5. Guests should not leave any items at the property and, if left, Jane’s Places has the right to charge for the removal, return or disposal of those items.

6.6. We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the property or structure.

Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit/debit card, or/and send an invoice for the amount to the registered address.

We will of course make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.

6.7. Guests should allow reasonable access to the property by the owner/Jane’s Places for maintenance/inspections, giving reasonable notice. We inspect the properties during all long terms stays, at least quarterly. This allows Jane’s places to assess the living conditions of the guests and the property’s furniture.

6.8. If, in the opinion of the owner/Jane’s Places, any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be treated by the owner/Jane’s Places as discharged and the owner may repossess the property immediately. The guest will remain liable for the whole cost of rental and no refund shall be due.

6.9. Jane’s Places reserves the right to charge a security deposit payable to Jane’s Places.

6.10. No responsibility is accepted for loss or damage of property, (including pets), vehicles or vehicle contents belonging to the guest or any member of the party during their occupancy.

6.11. The maximum liability accepted by Jane’s Places will be the total cost of the holiday as paid by the guest. No other expenses such as travelling costs or alternative accommodation will be accepted.

6.12. Jane’s Places reserves the right to charge any guest the amount it costs to replace any missing or damaged items from the inventory.

6.13. Each property will have a detailed itinerary located in the welcome book, Guests have 24 hours from the time of check in to raise any discrepancies about the inventory to Jane’s Places.
